Latvian flat-search sites compared: Flatra, really.lv, Hesti
Where to look for a flat in Latvia, and what each site actually gives you — checked site by site.
Most flats for sale or rent in Latvia are advertised on a handful of portals — mainly ss.com, city24.lv and pp.lv, plus agency sites and DOMImaps. A few newer sites gather those listings into one search or add the price data the portals do not show. This page puts three of them side by side, including our own, Flatra.
We built Flatra, so read this with that in mind. We have tried to be fair: what we say about the other sites is what they say about themselves (linked below), and where a site does not publish something we write that, rather than guess.

Which one to use when
- You want to see every flat at once, on a map, without opening three portals — Flatra or really.lv. Flatra also shows, on each flat, what flats in that same house sold for.
- You want to know if an asking price is fair — Flatra (the house's own registered sales) or Hesti (sales nearby, plus a paid valuation).
- You want a valuation or a price forecast for a property you own — Hesti.
- You want to be told the moment a new flat appears — really.lv for sales; Flatra's Telegram bot for rentals.
- You want to call the seller — the original ad on ss.com, city24.lv or pp.lv. Every aggregator, Flatra included, links you there.
Questions
- Is there one site with all the flats in Latvia?
- No site has literally all of them, but aggregators come close. Flatra shows 12 940 flats for sale and 4 214 for rent from ss.com, city24.lv, pp.lv and cityreal.lv, with duplicates merged; really.lv combines ss.com, city24 and DOMImaps.
- Is Flatra the same as Flatvia?
- No — they are separate, unrelated sites with similar names. Flatvia (flatvia.lv) describes itself as a free Telegram bot that sends new ss.com ads in Rīga and Jūrmala. Flatra (flatra.lv) is a map of every flat from ss.com, city24.lv, pp.lv and cityreal.lv, with what flats in the same building really sold for.
- Where can I see what flats actually sold for?
- The State Land Service (VZD) records every sale. Flatra shows those sales for the building on each flat's page; Hesti shows sales on a map and in market reports.
- Is Flatra free?
- Yes. No account, no fees, no cookies.
- How is Flatra different from really.lv?
- Both put listings from several portals on one map. Flatra adds what flats in the same house really sold for, building facts from the state cadastre, and a page for every flat and house; really.lv has sale alerts and a saved-search account.
- How is Flatra different from Hesti?
- Hesti is built around registered sales and valuations, including paid ones. Flatra is built around finding a flat: every current listing on a map, with the house's sales next to the asking price, free.
